What is a channel manager?
A channel manager is software that connects your vacation rental to the booking sites where guests find it, such as Airbnb, Booking.com and Vrbo. Instead of updating each site by hand, you change availability and prices in one place and the channel manager sends the update to every site for you.
Without one, every new booking means logging in to the other sites and blocking the same dates before someone else books them. With two or three channels and a handful of properties that quickly becomes a full-time job, and one missed update is enough for a double booking, a cancelled guest and a penalty from the channel.
The Roomspilot channel manager does this automatically. It is built into the same calendar you use for guest messages, housekeeping and reports, so there is no separate tool to log in to.
How the Roomspilot channel manager works
Connect your channels
Log in to Airbnb, Booking.com and Vrbo from Roomspilot and give it access to your listings. Your photos, descriptions and reviews stay where they are.
Map listings to properties
Match each listing to a property or room in Roomspilot. If you already have bookings, they are imported into the calendar so you start with a complete picture.
Let the sync run
From now on, every booking, cancellation, price change and block is sent to all channels automatically. You manage everything from the calendar.
Channel manager features
Availability sync in under a minute
Every booking, cancellation and change reaches all connected channels within seconds of it arriving. Manual blocks, owner stays and maintenance work the same way: block the dates once and they close everywhere.
Rates and restrictions in bulk
Change prices, minimum stays, closed-to-arrival days and stop-sells for many properties and dates at once. Pick a date range on the calendar, set the values and Roomspilot sends them to every channel that supports them.
Per-channel pricing
Keep one base rate and add a markup or discount per channel. Many hosts add 15% on Booking.com to cover the commission and keep direct bookings the cheapest option.
One calendar for every booking
Bookings from all channels land in a single calendar, colour-coded by source, with guest names, payout and status. No more switching between three extranets to see who arrives tomorrow.
Rooms and units under one property
Guesthouses and apartment buildings can list each room or unit separately while managing them under one parent property. Availability is tracked per unit, so you never sell the same room twice.
Sync log and alerts
Every update is recorded with a timestamp, so you can see exactly what was sent where. If a channel rejects an update, the calendar shows a warning and you get an email with the reason.
Supported channels
Roomspilot connects to the largest vacation rental channels through their official connections, and to any other site that offers an iCal calendar link. Your own booking website is included and synced like any other channel, with no commission.

Channel manager vs iCal calendar sync
Most channels let you export and import an iCal link, and many hosts start there because it is free. iCal only shares blocked dates, though, and each channel refreshes it on its own schedule, often every few hours. That gap is where double bookings happen.
A channel manager talks to the channels directly. Updates arrive in seconds rather than hours, and they carry more than availability: prices, minimum stays, guest details and messages. Roomspilot still supports iCal for smaller sites that offer nothing else, so every channel can be connected one way or another.

Frequently asked questions
Will a channel manager stop double bookings?
Yes, as long as every channel is connected. When a booking arrives on one channel, Roomspilot closes the same dates on every other channel, usually within a minute or two. The small remaining risk comes from two guests booking the same night on different channels at the same second, which is rare.
Can I keep different prices on each channel?
Yes. You set one base rate per property and add a markup or discount per channel, for example +15% on Booking.com to cover its commission. You can also override the price for a single channel on specific dates.
Do I need to rebuild my listings?
No. You connect your existing Airbnb, Booking.com and Vrbo accounts and map each listing to a property in Roomspilot. Photos, descriptions and reviews stay on the channels where they are.
What happens if a channel is down?
Roomspilot keeps retrying the update and shows a warning on the calendar and in the sync log until the channel confirms it. You get an email if an update fails for more than 15 minutes.
How much does the channel manager cost?
It is included in the Professional plan at €19 per property a month, or €205 a year. There is no setup fee and no commission on bookings.
